1. Understand the numbers
- Discuss a likely price range using current comparable sales and competition.
- Obtain an approximate mortgage or lien payoff.
- Estimate selling costs, preparation expenses, moving costs, and possible proceeds.
- Identify your preferred timing and any sale or purchase dependencies.
- Decide which financial assumptions need property-specific confirmation.
2. Decide what to repair—or skip
- Address known safety, moisture, structural, electrical, plumbing, heating, or cooling concerns.
- Prioritize deferred maintenance and obvious buyer objections.
- Compare likely benefit, cost, timing, and disruption before starting cosmetic projects.
- Gather permits, warranties, invoices, inspection reports, and repair records.

3. Prepare the presentation
- Declutter rooms, closets, counters, storage areas, garage, and exterior spaces.
- Deep clean and remove odors; complete minor touch-ups where worthwhile.

- Prepare for photography, showings, pets, access, and short-notice requests.
4. Price and launch
- Review comparable evidence, competing listings, and recommended pricing strategy.
- Complete required seller disclosures accurately and ask questions when unsure.
- Confirm photography, description, marketing plan, showing instructions, and launch timing.
- Define how feedback, activity, and market response will be reviewed.
- Keep the property clean, accessible, safe, and ready for scheduled showings.
5. Evaluate offers and close
- Compare price with financing, contingencies, credits, deadlines, and likelihood of closing.
- Track inspection, appraisal, title, financing, and other contractual deadlines.
- Respond promptly to document and information requests.
- Arrange moving, utilities, address changes, cleaning, and transfer of keys or access devices.
- Complete agreed work, prepare for the final walkthrough, and review closing figures.
